The Association of Consultant Approved Inspectors (ACAI) has teamed up with the Construction Industry Council (CIC) to create a contract for the appointment of approved inspectors.
The release of this document completes the CIC’s suite of contracts for professionals involved in the construction process and bring building control in line with architectural services, surveying and other professional disciplines.
The 14 page document, which covers sections such as fees, services, conditions and definitions, was also published to fill a gap in the client/inspector working relationship, as explains Geoff Wilkinson, vice chairman of the ACAI:
“Many of our members had expressed concerns that existing contracts were inappropriate to the functions of a building control body and felt the need for a more standardised form of contract documentation. This new document can be used for all projects ranging from residential to major infrastructure schemes and is currently the best form of contract for both clients and approved inspectors.”
Approved Inspectors are qualified and experienced private sector building control professionals and consultancies who can help developers, designers and contractors achieve Building Regulations approval on almost any construction project - from extensions and one-off homes to large commercial office developments and infrastructure projects.
Private building control contracts are also growing in popularity. Recent surveys show that approved inspectors’ registration of new home starts and completions have risen in 2008. Half of the country’s top 10 building control bodies (by value) are approved inspectors.
Geoff Wilkinson says: “Traditionally, only inspectors from the local authority were accredited to undertake building control. But the Building Act 1984 opened up the market, allowing qualified individuals and firms in the private sector to fulfil this role in England and Wales. Government and industry recognise that competition in this sector has had a positive impact, providing a stimulus to greater efficiency and high standards of service to the customer.”
